PROPERTY DESCRIPTION
End of the road privacy on this 15+/- acre private parcel located between Bozeman and Livingston. With quick access to Bozeman (17+/- miles West) and Livingston (13+/- miles East) this is truly an ideal location. The property is located midway up a this north facing mountain, with a year round spring creek, mature timber and a great mountain access road. The animals and birds are frequent residents of the area and can be seen on most days throughout the year. The mountain road into the parcel offers a lower and upper building area. The upper building location would require additional road/dirt work. The parcel does have light covenants but no formal HOA. The road easement (off of Elk Ridge road) is shared by several other land owners and currently there are no other homes built along the private drive. If you are looking for mountain acreage close to town with an end of the road feel then you need to see this. There is a resident herd of elk, whitetail deer, black bear, moose, and upland birds that also call this land home.
